  • If you’re seeking planning permission for a development that includes a basement, the Local Authority may request a Basement Impact Assessment (BIA)

    Our expert team write dozens of BIAs each year, and are familiar with the widely referenced CPG4 guidance and the evolving requirements.

    BIAs are most often required by the London Boroughs, notably; Camden, Hackney, Merton, Richmond, Kingston, Hammersmith and Fulham, Kensington and Chelsea, and Lambeth – to name but a few.

  • There are numerous reasons why ground movement occurs; nearby excavation, tunnelling, shrink/swell of soils, or the loading of a foundation.

    A common challenge is in projects where a basement is being excavated near to existing foundations, or where new loads are being applied to an existing foundation. A careful understanding of the ground and potential movement is crucial to addressing any issues before any impact on structures.

    Ground movement analysis can be critical in party wall matters, and is often included within Basement Impact Assessments. Our team regularly undertake combined BIAs and GMAs.
